Coming from a marketing background, I was initially indifferent upon hearing their commercial, however, was pleasantly surprised at the professionalism of their Listing team- namely Alan Koh & Melvin Chan. These gentlemen were receptive to my requests & offered alternative solutions if my suggestions were not achievable. Basically, they ‘listened’ & had their client’s interest at heart. They made several recommendations & initiated turning my vacant house into a show flat to achieve my desired selling price. I was impressed and appreciative of how proactive these guys were. The marketing video was very well produced. It was succinct and to the point, highlighting all the pertinent information a prospective buyer would need. I would also like to acknowledge the frequency of contact was neither too few to make a client feel neglected nor too frequent to make one annoyed. It was a nice balance. Overall, we settled for a sale price that was a tad short of my desired, however, I am very satisfied given the effort they put in. Was initially concerned about the cost of getting PLB to market our unit, but having gone through the process, I must say that PLB's quality really shines through and they demonstrated why they are the best in the market. Throughout the process, the people in PLB work as a well-coordinated team to help us to market and sell the unit. The people were thorough and were able to guide us through the various procedures. They were able to capture the unique strengths and weaknesses of the unit and think carefully though how to mitigate the potential issues. By been upfront with potential buyers about the issues, Melvin Chan and Patricia worked with integrity and were able to negotiate a deal that were acceptable by both parties within a very short span of time. Video was uploaded Friday night, inquiries came in on Sat and viewings were then scheduled on Sun. In 1 day of viewing, multiple offers were received and negotiations were concluded by Tue. OTP were signed by Wed. Pretty impressive timing! All in all, you cannot help but to be impressed by PLB in term of their service quality and you will not regret getting them to help you with property issues. We spent a number of months searching for a house before engaging a buyer's agent. We came across Melvin Chan and Bryan from PLB. We asked them to act for us in our property purchase. It was one of the best (if not the best) decision we made when it came to our property hunt. Melvin and Bryan were very helpful and professional in our search for our home. We were first time buyers and had many questions. They patiently answered the many questions that we had, even in the early hours of the morning. They came up with many suggestions having regard to the many wants and needs we had for our first home. It was Melvin who suggested the property that we ultimately decided to purchase. Working with Melvin Chan and Joan Loh to purchase a unit was such a wonderful experience. They were so pro-active to listen and give useful suggestions and practical advice. Both of them have been so patient to answer all my queries and their responses were very prompt. I had to purchase a place in a hurry. "We brought on Melvin Chan and Gabriel Ding after many months of fruitless property hunting, and they helped us close our purchase within 1 month and without us compromising on any of our criteria. They are very knowledgeable about anything property related and have a point of view / analysis at their fingertips for every condo that we mentioned and was also able to share personal experiences of transacting in those condos. They were also very astute at negotiation - before we even started putting in an offer, they advised on what price to start with, ideal price range and max price range. I approached PLB to help with the sale of my late mother's HDB flat. And property consultants Melvin Chan and Jonathan Poh were assigned to me. Everything went well and by far my best experience with property agents over the years. Strengths: (1) PLB consultants work as a team - I would attribute this as a big plus over sole property agent, as I had in the past experienced housing agent going on "missing in action" (MIA) for weeks. (2) PLB has a strong media team - we are very happy with the media team (Bahri and Xinying) who took great video, photos and virtual tour of my late mom's house. Kudos to Bahri (the cameraman) and Jonathan (who did the presentation). My eldest sister, who was a former broadcast journalist with high standards, heaped praises on the quality and professionalism of Bahri and Jonathan. Bearing in mind that Jonathan is a property consultant and not a professionally trained artiste. Well done! (3) Melvin and Jonathan - they have been very responsive, excellent marketing strategies, very fair and transparent with all offers coming from potential buyers. Kudos to Jonathan who did very well holding the fort on the day of "Open House". We had 14 serious offers and we closed deal on that day itself.
